During the early stages of the emerging innovation and technology park, we utilized a one-stop Design & Build approach alongside flexible on-site adaptability to transform site constraints and logistical challenges into manageable processes, establishing a "ready-to-go" office starting point for tech enterprises.

CORE CHALLENGES
Core challenges
Carrying out an office renovation in a newly established innovation and technology park tests whether the design and engineering team can maintain project order and delivery quality under less-than-mature supporting conditions.
Renovation projects in Hong Kong's top Grade A office buildings are often accompanied by extremely stringent management regulations. Within an ultimate limit of a 20-day construction period, this project had to overcome the following four core challenges:
1. Supporting facilities in the emerging parks are not yet mature
As a new development zone, the Hong Kong-Shenzhen Innovation and Technology Park still lacks some transportation, supporting facilities, and engineering support. Compared with Grade A office buildings in urban areas, Lok Ma Chau has greater uncertainty in material transportation, temporary electricity supply, and water supply arrangements, posing the first challenge for project management.

For the BW team, the key was how to turn site uncertainties into manageable risks, ensuring the project could still be completed on time and in an orderly manner.

Design Concept and Solutions
Addressing the site challenges posed by the emerging park, BW Design Centre leverages one-stop project management and preliminary site assessments as its core to transform the "unknowns" of the Lok Ma Chau Loop into a manageable construction plan, while responding to the spatial expectations of tech enterprises with a modern, clean design language.
Faced with an extremely tight schedule and stringent specifications, BW leveraged its extensive experience in Grade-A office construction to formulate a precise response strategy. By ingeniously integrating the brand's DNA into the design details, a perfect balance between functionality and aesthetics was achieved.
Facing the challenges of remote management and extremely high quality requirements, the Branding Works team adopted a series of innovative and rigorous solutions, perfectly blending design aesthetics with practical functions to ensure the smooth progress and high-quality delivery of the project.
