The Northern Metropolis is Hong Kong's largest urban and industrial development project in recent years, expected to be completed in phases over the next two decades. Once fully developed, it will accommodate a population of about 2.5 million and provide around 650,000 jobs, including approximately 150,000 in innovation and technology-related fields. Guided by the principle of 'infrastructure-led and industry-driven', the plan is divided into four major functional zones: the High-End Professional Services and Logistics Hub, the Innovation and Technology Zone, the Boundary Control Points Belt, and the Blue and Green Recreation, Tourism and Conservation Circle. Each zone plays a distinct economic role, ranging from high-tech R&D and modern logistics to cross-border commerce. With new railways and cross-border transport infrastructure slated for completion between 2027 and the mid-2030s, the region will offer over 10 million square metres of commercial floor area. Early corporate tenants can leverage relatively cost-effective rent in new office buildings to flexibly plan their office spaces for various purposes, such as R&D centres, cross-border teams, and smart logistics control rooms. In this highly dynamic new development environment, office fit-out designs must incorporate flexibility for technical upgrades, team expansion, and cross-border collaboration to keep pace with future industrial and urban developments.
